How long do I have?

Difference Between Foreclosure and Short Sales 

Foreclosure - Foreclosure or REO (real estate owned) are properties a loan holder or bank owns. The home owner could not make payments on their mortgage loan and the bank foreclosed.

Short Sale - A short sale is when a home owner is having difficulty making the payments and needs to sell their property but the value has substantially dropped and they owe more than the present property value. The home owner must get permission from the loan holder or bank in order to reduce the price and sell the property at the present market value. It has been rumored that some banks don't want to sell properties as a short sale. Short Sales can take anywhere from 60 to 90 days to complete.

Where To Buy
Buyers looking for a good investment should generally avoid neighborhoods overrun with foreclosures, particularly newer subdivisions. Look in well established neighborhoods with good schools and transportation.
