Showing Your Property
Most showings are pre-announced by buyer agents or myself.
There is a specific area in the Multiple Listing Service to specify how a
property is to be shown by participating brokers.
Buyers look for homes, not houses, and they buy the home in which they would
like to live. Buying a home is an emotional decision .
People like to "try on" a house and see if it is comfortable for them. It's
difficult for them to do that if you follow them around pointing out every
improvement that you made. It may even have the opposite effect you want, by
making them feel they are intruding on your private space. Always let the agent
showing your home do their job.
Resist the temptation to talk the entire time a buyer is there, and let them
discover things on their own. If at all possible go some where.
Some Mistakes Sellers Make 1. Not having an electronic lockbox placed on the property in order to give
cooperating brokers and agents entry for showings.
2. Putting restrictions on when property can be shown.
3. Give out significant information that a prospective buyer or cooperating
agent may ask ( it is all right to answer some questions and be courteous, but
important questions should be referred to listing agent).
4. Not noticing that they are in competition with other homes in the area.
5. Will not take advise from Realtor® on how to prepare property for sale.
Caution! Never let anyone in your home that
just seen the for sale sign in the yard (all prospective buyers should be
referred to the listing Realtor®.
